What we see most in SF
Runs but will not heat
Electric: heating element or thermal fuse. Gas: igniter or flame sensor. Both are same-visit repairs when the part is on the van.
Takes three cycles to dry
Almost always vent restriction, not the dryer. SF flats often run long vent paths through wall cavities to a roof or light-well termination, and those clog. Replacing the appliance will not fix it.
Ventless and condenser units
Common in newer SoMa and Mission condos where no exterior vent exists. These have their own failure modes — condenser coils, drain pumps, sensor faults — and get misdiagnosed as ordinary dryers.
Burning smell
Stop using it and call. Lint accumulation against a heating element is the leading cause of dryer fires, and it is worse where vent runs are long.
